Terms of Service

These terms govern your use of DormSpot Viewings. DormSpot Viewings is a service of DormSpot — where DormSpot Viewings and DormSpot terms both apply, these DormSpot Viewings terms control for anything specific to attending viewings, and the DormSpot terms cover the rest.

1. Who we are

DormSpot Viewings is a service of DormSpot, based in the Netherlands. We connect students who have an apartment viewing they can't attend (“Requesters”) with local people willing to attend on their behalf (“Viewers”). You can reach us at dormspotnl@gmail.com.

2. Accepting these terms

You accept these terms when you sign up. In addition, each time you post a viewing you confirm acceptance at checkout, and each time you claim a viewing you confirm acceptance before claiming. We record which version of these terms you accepted and when. If we make material changes we'll announce them by email at least 14 days before they take effect, and we may ask you to accept the new version before your next viewing.

3. Who can use DormSpot Viewings

You must be 16 or older and have a valid email address to use DormSpot Viewings. Viewers must be at least 18, because Viewers attend on someone's behalf and receive payment. Viewers must also provide a payout method (IBAN or equivalent) and a short profile so the Requester knows who is attending. You confirm the information you give us is accurate.

4. How DormSpot Viewings works

A Requester posts a viewing and pays €30.25 (€25 + 21% VAT). The viewing becomes visible to Viewers in that city. A Viewer claims it, attends in person at the scheduled time, and shares photos and notes with the Requester. The Viewer then marks the viewing completed, the Requester confirms the report, and we release the Viewer's payment. The price includes a DormSpot Viewings service fee. Throughout, the Requester and Viewer coordinate directly using the contact details DormSpot Viewings shares between them for that viewing.

5. What you agree to as a Requester

  • Provide accurate listing details (address, date, time, landlord contact) and a clear brief.
  • Pay €30.25 (€25 + 21% VAT) per viewing via Stripe at the time you post it.
  • Be reachable by the Viewer to confirm access, keys, or last-minute details.
  • Confirm or dispute the report promptly — see section 8 on what happens if you don't.
  • Do not share the assigned Viewer's personal details with third parties.

6. What you agree to as a Viewer

  • Attend the viewing in person at the scheduled time.
  • Take photos and notes and share them with the Requester within 24 hours.
  • Mark the viewing as completed in DormSpot Viewings. You're paid €20 once the Requester confirms your report is good (or it auto-confirms — see section 8).
  • Attend as yourself. You do not sign any lease, pay any deposit, or make any binding commitment on the Requester's behalf, and you do not impersonate the Requester to the landlord.
  • If you can no longer attend, release the viewing as early as possible so another Viewer can take it.
  • Treat landlord and Requester contact information confidentially and use it only for this viewing.

7. Viewers are independent, not employees

Viewers provide their services as independent individuals. DormSpot Viewings is a platform that connects Requesters and Viewers — it is not the Viewer's employer or agent, and nothing here creates an employment relationship, partnership, or agency. Viewers are responsible for their own taxes and any social contributions on what they earn. You decide whether, when, and which viewings to take.

8. Payment and when the Viewer is paid

Payments are handled by Stripe. When you post a viewing we charge €30.25 (€25 + 21% VAT) and hold it — the Viewer is not paid yet.

After the viewing, the Viewer shares their report and marks it completed. Once the Requester confirms the report is good, we release the Viewer's payment. The price includes a DormSpot Viewings service fee (matching, support, and secure payments).

Auto-confirmation. If the Requester neither confirms nor raises a problem within 4 days of the Viewer marking the viewing completed, the report is treated as accepted and the Viewer is paid. This protects Viewers from being left unpaid by an unresponsive Requester. Payouts are currently arranged manually to your saved payout method.

If no Viewer takes your viewing, the Viewer doesn't show up, or no report is delivered, you get your full €30.25 back. What happens if you cancel is in our Refund Policy.

9. When the Viewer is NOT paid

A Viewer is not entitled to payment, and DormSpot Viewings may withhold or reverse it, if:

  • You don’t actually attend the viewing.
  • Your report uses photos that aren’t from the real unit (stock, listing, or old photos).
  • You don’t share photos and notes with the requester within 24 hours of the viewing.
  • You misrepresent what happened, or act together with the requester or landlord to game the platform.
  • You break confidentiality or use the landlord’s details for your own gain.

In these cases the Requester is refunded in line with the Refund Policy, and repeated breaches can lead to the account being suspended or closed.

10. Cancellations and refunds

In short: you only pay for a viewing that actually took place. If a Viewer attended and delivered the report, the viewing is non-refundable — you're paying for the visit and report, not for liking the apartment or getting the rental. If you cancel, or if the landlord or circumstances outside the Viewer's control cancel the viewing, the tiers and edge cases are set out in full in our Refund Policy.

11. Safety, conduct at the viewing, and liability

Viewers attend in person and at their own risk. DormSpot Viewings does not own, manage, inspect, or warrant the properties listed, and does not verify landlords. We are not liable for injury, accident, loss, theft, or damage arising at or around a viewing, nor for the outcome of any rental application or for losses from relying on a Viewer's report.

The Requester is responsible for the instructions they give and indemnifies DormSpot Viewings against claims arising from those instructions. To the maximum extent permitted by law, DormSpot Viewings's total liability to you for any viewing is limited to the fees you paid or were owed for that viewing. Nothing in these terms limits rights you have as a consumer under Dutch law that cannot be waived.

12. Going around the platform

Requesters and Viewers introduced through DormSpot Viewings may not arrange viewings between themselves off-platform to avoid the service fee. Doing so is a breach of these terms and we may suspend or close the accounts involved.

13. Conflicts of interest

A Viewer may not use a viewing to pursue the apartment for themselves — for example applying for, or arranging to rent, the property they viewed for someone else — or contact the landlord for their own benefit beyond what the viewing requires.

14. Photos, recordings, and content

By submitting photos and notes, the Viewer confirms they were taken at the actual unit for this viewing and grants the Requester a licence to use them for assessing the property. Do not photograph or film other tenants, occupants, or their belongings, and do not make covert recordings. Respect the landlord's and any occupant's privacy. 15. Identity and verification

We may ask a Viewer to verify their identity or age before releasing a payout, and may hold a payout pending that check. Providing false information, or claiming viewings you do not intend to attend, may lead to suspension.

16. Acceptable use

No fraud, no harassment, no use of DormSpot Viewings to scout properties for resale, scraping, or unauthorised commercial purposes. We may suspend or close any account that violates these terms.

17. Disputes and chargebacks

If something goes wrong with a viewing, contact us at dormspotnl@gmail.com within 7 days of the viewing date. We'll review the photos, notes, and timestamps and may refund, partially refund, or release the payment depending on what happened. Our decision is final unless overridden by Stripe's dispute process. Initiating a card chargeback instead of contacting us may lead to the account being suspended while we investigate.

18. Suspension and closing your account

You can stop using DormSpot Viewings at any time. We may suspend or close an account that breaches these terms or that we reasonably believe is involved in fraud or abuse. Amounts genuinely owed for completed viewings are still settled.

19. Events outside our control

DormSpot Viewings is not liable for failure or delay caused by events beyond our reasonable control, including outages of Stripe, our hosting, or email providers.

20. General and governing law

Dutch law applies, and disputes are subject to the competent court in the Netherlands. If any part of these terms is found unenforceable, the rest still applies. These terms, together with the Refund and Privacy policies, are the entire agreement between us for DormSpot Viewings. We may assign these terms to a successor (for example if DormSpot Viewings is folded into DormSpot); your rights are unaffected.
